Franklin TN is frequently named one of the top cities to live in….Southern Living, Niche.com, Money Magazine
A lot of buzz because it’s a pretty friendly Southern City, 30 min South of Nashville.
Population is around 85 thousand..
Franklin was named after Benjamin Franklin
Franklin TN is considered a wealthy area.
The area is large…..about 44 square miles in total.
Love about the housing in Franklin…..lot of variety…price points. Get in on a smaller house…trade up and make $$.

McKays Mill:
McKays Mills is East of Franklin on the East side of 65. McKays Mill is a large neighborhood known for pretty tree lined streets, lights out fabulous neighborhood pool, great little elementary school and grocery store nearby. Also close to Lifetime Fitness.
In the last 6 months…
18 homes have sold.
Average price 806
Range is: 700 to 1 million.
Average home to sell in McKays Mills is on
About a quarter acre(.23), 4 beds, 2.5 baths, built in 2003, averaging around 266 dollars a square foot.
The second neighborhood is Lockwood Glen:
Lockwood glen is South of McKays Mill

Price range 900K to 1.6 million.
Newer homes….part of the reason they are more expensive. Also a bit smaller yards.
Next, Fieldstone farms is always a slam dunk for people moving to the area.
Location is North of Franklin.
Fieldstone farms has 2 pools, tennis courts, lots of sidewalks. Friendly. Large neighborhood…meet new people. Also grocery store and shopping nearby.
Fieldstone farms is 5 minutes to downtown franklin…
26 homes sold in the last 6 months.
Range is 700 to 1.6 million.
Nice part about fieldstone farms is there are some smaller homes…and a few condos in Fieldstone farms. So if your family is moving here and inlaws want to be close but not live here 24/7….options for them as well!
Average home in Fieldstone Farms:
4 bedroom, 2.5 baths, built in 1995, about 2700 sq ft….priced at 803 thousand. You can expect to pay about 300 dollars a sq ft in Fieldstone Farms.
Next neighborhood is Stream Valley! If you look at the map, you will see Stream Valley is the farthest South neighborhood that we are looking at today. It is right off of 65, so minutes to hop on the interstate. As far as grocery stores, you can go to the one in nearby Berry Farms…u which is about 4 minutes away. Most of these homes are about 10 years old. There is a great community pool in Stream Valley that people are drawn too. 21 homes sold in the last 6 months ranging in price from 650 thousand to 1.4 million.
The average home sold is on under a quarter of an acre, 4 bedroom, 3 full baths, built in 2020. Average price of 862 thousand dollars. Average days on market is 18 days…so about 2 and a half weeks….shows the healthy status of the market..homes are going into contract fairly quickly. Neighborhood is nicely laid out.
Last neighborhood is Sullivan Farms.
