Kingston, Ontario has officially become one of the most expensive rental markets in Canada — now ranked #4 nationwide according to Rentals.ca and Urbanation, as reported by CTV News Ottawa.
In September, the average rent in Kingston hit $2,390/month, with one-bedroom apartments going for $2,122 and two-bedrooms for $2,593 — up nearly 20% year-over-year, the fastest rent growth in the country! Meanwhile in Ottawa, rents slightly decreased, averaging $1,977 for a one-bedroom and $2,533 for a two-bedroom.
So what’s driving Kingston’s price surge?
🏙️ Massive demand from students at Queen’s University and new residents
🏚️ Limited housing supply and aging rental stock
💸 Market-rate new builds pushing up averages
📈 Low vacancy rates keeping competition fierce
And according to Zoocasa, a person would need to earn $40/hour ($79,575/year) to comfortably afford a one-bedroom in Kingston — far out of reach for most students.
