But there are some (just some) "pros" to an HOA, and it's really important to know what you're getting into if you're buying a home in a community with an HOA. Spoiler alert- if you are looking at anything built in this century, you're probably going to have an HOA).

What is an HOA?
A Homeowners Association is a private organization that manages and enforces rules in a community—whether it’s a subdivision, condo complex, or planned development.

HOA Differences: Single-Family Homes vs. Condos

Single-Family HOA: Typically manages shared amenities like parks, pools, and community landscaping.

Condo HOA: Manages all common areas, building exteriors, roofs, and may even include utilities—resulting in higher monthly fees.

What HOA Fees Typically Cover

For homes: Community landscaping, amenities, gate/security, and occasionally trash or cable.

For condos: Everything above, plus exterior maintenance, insurance on the building, pest control, and structural repairs.
