Canada's Principal Residence Tax is COMING! What You Need to Know
In this video, I break down the wave of real estate taxes we’ve seen in Canada — and why they’re doing more harm than good.
I start with the Empty Homes Tax, the Speculation & Vacancy Tax, and the Foreign Buyers Ban — all of which, in my experience as a Vancouver realtor, have done little to improve affordability. Instead, they’ve slowed down development and pushed much-needed housing supply to the sidelines.
Now, we’re hearing rumblings in Ottawa about something far bigger: a principal residence tax. Right now, Canadians don’t pay capital gains when they sell their primary home. It’s one of the only real financial breaks we have. But with trillions of dollars of home equity built up across the country, the government is eyeing that as a new source of revenue.
If this tax ever comes, it could fundamentally change homeownership in Canada, pushing more people into becoming permanent renters. I believe that instead of layering on more taxes and bureaucracy, we should be focusing on building homes and letting the free market work.
