1. 3. Create Governance Before You Need It. Define: scheduling and peak-season rules, guest and pet rules, cleaning and maintenance expectations, vendor lists, decision-making authority, buyout terms, and what happens if someone stops participating. Without governance, someone inevitably becomes the default property manager and resentment follows.
