Agoura Hills, incorporated in 1982, was established partly to resist unchecked development from Los Angeles County, prioritizing open space, environmental preservation, and a small-town feel.

The Regency Agoura Hills Stadium 8 was a movie theater located at 29045 Agoura Road, Agoura Hills, California, just south of the 101 Freeway.

It was a key entertainment venue in the area, featuring eight screens with a diverse selection of films, including blockbusters, independent movies, and family-friendly features.

The theater offered amenities like online ticketing, listening devices for the hearing-impaired, discounts for children, seniors, and students, and a game room on-site. It was known for its welcoming atmosphere and operated daily from 11:45 AM to 8:00 PM. However, it did not have recliner seats or serve alcohol, according to Yelp reviews.

The theater was part of Regency Theatres, a chain with multiple locations in California, and was praised for its state-of-the-art facilities and customer service.

The theater closed permanently on February 9, 2025, as the property was slated for redevelopment into the Regency Center Project, a mixed-use development.

This project, led by Greystar Real Estate Partners, includes a four-story building with 278 apartments (38 designated as affordable for very low- and low-income families), a parking garage, and 5,258 square feet of commercial space.

The site, located at the northwest corner of Agoura and Cornell Roads, spans 7.4 acres and was zoned for mixed-use under the Agoura Village Specific Plan of 2008.

A 4,200-square-foot FedEx building on the property will remain, but other structures, including the theater and former businesses like Exotic Thai, Boar Dough, Sushi Su, a dance studio, and a dry cleaners, were demolished.

Construction was expected to begin by late March 2025. The shopping center itself was a small commercial hub hosting these businesses alongside the theater.

The redevelopment has sparked local concern, particularly regarding traffic and safety, as the area is a critical evacuation route during wildfires. Critics, like local resident Steve Hess, argued that the project’s location could exacerbate risks, and some residents opposed the “apartmentification” of Agoura Hills, citing loss of local control due to state laws incentivizing affordable housing with density bonuses.

The project’s traffic analysis, however, suggested it would reduce vehicle miles traveled compared to the existing commercial uses and not significantly impact nearby intersections.
