Franklin Legacy Ranch Open House

This week’s virtual #OpenHouse features a Franklin with Legacy exterior. This ranch floorplan includes 3 bedrooms, 2 bathrooms, and 1,848 square feet. The Franklin Legacy featured in this video includes:
Legacy exterior option- sideload garage with windows on the front garage wall, a hip roof, a cantilevered bump out on the front of the den/flex space, stone on the front wall of the den/flex room and the garage, stone wainscoting and foundation wrap at the front, arched brick detail about the windows on the garage bump out, shake siding in the front gables, 3-1/2" trim around the front windows, covered front stoop with a 12" square PVC porch post on a stone base, decorative trim board above the front stoop, and traditional grids in the front windows
Customizations to the exterior- angled the garage and added a 3rd bay, added a garage service door, and stone wainscoting and foundation wrap flank the overhead garage doors
Traditional window grids were added to the side and rear windows
Front door and sidelites were changed to woodgrained fiberglass options with glass
The rear patio slider was removed and replaced with (2) mulled windows on the rear dining room wall
A hinged full glass patio door with traditional grids was added on the dining room return wall
Horizontal and shake siding is Charter Oak Premium Midnight Blue with glacier white contrasting corner exterior trim
Added an approx 17' x 17' covered concrete porch on the rear of the home with a cathedral ceiling and 5" vinyl porch posts
Added an approx 11' x 11' uncovered concrete porch on the rear of the dining room
Added stairs from the garage directly into the basement with a landing above leading into the house
Finished the front portion of the basement with a door added leading into the unfinished space - added a full bathroom with luxury vinyl flooring, a 36" vanity, a 36" shower, and a toilet; added a basement kitchenette with luxury vinyl flooring, a bar sink, an 8' peninsula with a raised eat ledge, Sinclair Sarsaparilla stained cabinetry, and Mercury Vesta laminate countertop; added a rec space with carpet flooring
9' ceilings on the main floor
Craftsman III interior door style with Dorian venetian bronze lever style interior door hardware
5-1/4" baseboards
Sherwin Williams Extra White painted interior trim
Walls in the main living spaces are painted Sherwin Williams Collonade Gray
Interior of windows are jamb and cased throughout the home
Laminate flooring replaces the included flooring in the foyer, den/flex, owner's entry/laundry room, great room, kitchen, dining room, owner bedroom, and hallway
Cathedral ceiling added at the great room, kitchen, and dining room with a real wood barn beam at the cathedral ridge
Crown molding added in the foyer and den/flex
Rail and spindle at the basement stairs
In the owner's entry/laundry room, a laundry sink and cabinet were added, as well as 42" tall wall cabinets above the washer/dryer with crown molding above
In the great room, the 7" square drywall columns and angled dropped header were removed and a dropped false header was added between the foyer and great room
A 42" direct vent fireplace was added on the rear wall of the great room (with the middle window removed) - Kenwood MDF mantel surround and Absolute Black granite face and flush hearth
Kitchen- flush eat ledge added to the island, a beadboard panel backer below the eat ledge, 42" wall cabinets with crown molding above, deeper cabinet above the fridge space with support panels flanking, and relocated the sink to be centered on the island
Kitchen features Glyn style cabinetry stained Sarsaparilla at the island and painted white at the perimeter, as well as Luna Pearl granite countertops, a Blanco Silgranit undermount single bowl sink, and a Wheaton stainless steel faucet with soap dispenser
Owner suite - crown molding added in the owner bedroom, luxury owner bath with separate garden tub and 48" shower, double vanity, crown molding added to the top of the linen cabinet
Main bath - crown molding added to the top of the linen closet cabinet, included tub/shower surround
