October 2025 Housing Market Report for Austin, Texas

Here's the Austin Housing Market Update for October 2025.

Luxury: Hold the most leverage above $2M, where only 4% of inventory is selling. The $1M to $2M range tells a different story, with about 12% of homes selling and competition heating up for the most attractive listings.

Sellers: Sellers who bought before 2020 are still well-positioned with strong equity, but with homes taking longer to sell, only 14.7% of listings closing, and buyers negotiating heavily at an average of 93% of asking price, success today depends on fair and realistic pricing.

Buyers: Have leverage in today’s market with six months of inventory, the ability to be selective, and strong negotiating power on price, closing costs, and repairs.

Looking Ahead: We expect Q4 to follow historical trends, offering buyers some of the largest savings in years, while sellers will need to stay sharp on price and condition to be among the 14.7% of homes that sell. Buyers considering a 2026 purchase should anticipate more competition starting in January, as additional buyers re-enter the market and reduce their negotiating power.
