I sold this house rent to own without doing any repairs. If you're a landlord doing traditional rentals, doing tons of repairs to maintain the property, there IS another way. There are always people looking for a home to buy that have bad credit. These are the people we're looking for. Come inside a property I bought and sold where the roof is caving in. We collected a $15k down payment from this tenant buyer and will be financing the Contract for deed purchase. You can do these on Lease Option or even Seller financing both w/out doing repairs to properties.
