When Wholetailing Doesn't Work: Our Backup Plan ($37K Net)

Some YouTube guru talked you into wholetailing. You bought a house, cleaned it out, listed it, and it didn't sell. What on earth do you do now? In this video, I'm showing you exactly what we did when our wholetail sat on the market and didn't move. We bought this house for $54K, did a basic cleanout, took good pictures, listed it at $89K...and it just sat and sat and sat. So we took it off market, did a full remodel, and listed it for substantially more. The big objection I always hear is "you can't take something off market and list it for more." But you definitely can. We ended up all-in at $98K after the remodel and private money costs, listed it for $150K, and netted $37K on what was originally a failed wholetail. I'll walk you through how we found the deal with an inter-family transfer list in PropStream, the exact Ballpoint hybrid greeting letter we sent, and the super interesting (and goofy) way we got this thing sold using owner financing and a note buyer.
