Most Small Investors Won’t Survive the Next 10 Years

Mom and pop investors are getting hammered, and politicians aren't going to fix it. The fantasy of just hanging in there and things going back to normal is not reality, nor is it a strategy. The next decade requires new skills that most investors won't develop.

In this video, I break down the 7 reasons why small real estate investors are folding right now: shrinking cash flows from ARM and DSR loan resets, rising construction costs as skilled workers age out, marginal deals that are too thin to survive, lack of attention to detail in fit and finish, fair weather investors falling off now that easy money is gone, the isolation factor causing bad decisions, and government/tech/monopoly pressures changing the game.

According to ATTOM data, investor margins dropped from 48% gross spread in 2024 to just 25% in Q1 2025. That 25% has to cover realtor fees, closing costs, holding costs, construction, and profit. If you don't develop new skills, you're going the way of Old Yeller.
